Disclaimer
ZIP Code Demographics publishes demographic estimates from the U.S. Census Bureau's American Community Survey for general information and research. This page states, in one place, the limits that apply to everything on the site. The same short reading note appears on every data page; this is its full form.
Estimates, Not Counts
American Community Survey figures are estimates derived from a sample survey. They are not complete counts, they carry margins of error that grow as areas get smaller, and five-year estimates describe an entire sixty-month period rather than a single date. The current vintage on this site covers 2020–2024. Figures from different ACS vintages are not strictly comparable, and the decennial census — a different instrument — will often show different values for the same place. Anyone using a figure from this site for a formal purpose should confirm it, with its margin of error, in the Bureau's published tables.
Geography
ZIP-level pages describe ZIP Code Tabulation Areas (ZCTAs), the Census Bureau's statistical approximations of ZIP Codes built from census blocks. A ZCTA is not a USPS ZIP Code boundary, must not be used for mail addressing, legal jurisdiction, taxation, insurance rating territory or emergency response, and may not match the area a resident means by their ZIP Code at its edges. County and state assignments follow the Bureau's ZCTA-to-county relationship file by largest land share.
No Professional Advice
Nothing on this site is financial, legal, real-estate or investment advice, and no page recommends buying, selling, lending, locating or investing in any place or property. Demographic estimates can inform a decision; they cannot make one, and local conditions change faster than any five-year dataset. Consult qualified professionals and current primary sources for decisions that matter.
Changes Between Releases
The Census Bureau releases new ACS five-year estimates every year, and each release restates the picture for its new sixty-month window: boundaries can be reviewed, samples grow, and values for the same ZCTA routinely move by amounts larger than their margins of error suggest at a glance, because the underlying sample has partly turned over. A figure quoted from this site is therefore a statement about the 2020–2024 release specifically. If a decision depends on the newest available data, check whether a later vintage has been published and use the methodology page to confirm which release a page is built on before comparing figures across sites or across years.
Third-Party ZIP Products Differ
Commercial websites publish their own ZIP Code products built from different sources — postal delivery statistics, modeled estimates, real-estate listings or older Census releases — and their figures for the same five digits can differ from ours substantially. Those differences do not by themselves make either source wrong; they reflect different definitions, geographies and dates. Our position is simply documented: figures here are the Census Bureau's published ZCTA estimates for the stated vintage, and where another product disagrees, the Bureau's table is the arbiter for anything attributed to this site.
Affiliation
This is an independent publication. It is not produced by, endorsed by or affiliated with the U.S. Census Bureau, the U.S. Postal Service or any government agency, and the presence of Census data — a public-domain federal work — implies no endorsement of this site by the Bureau.
